Abstract:
This study investigates the relationship between urbanization and land disputes in the district of Peshawar, focusing on three villages: Attozai, Maghdarzai, and Talarzai. The rapid urbanization serves as the independent variable, while land disputes act as the dependent variable. A sample of 365 respondents was randomly selected from each union council, and data was collected through well-constructed interviews using a three-level Likert scale for accurate measurement. The data was analyzed using SPSS, incorporating frequency, percentages, Chi-Square, and Fisher exact tests to assess the associations between the variables. The findings highlight significant links between urbanization attributes, such as increasing land rates, limited availability of land, land use and ownership issues, and conflicts arising from turning agricultural land into development projects. The study emphasizes the need for urbanization monitoring, accurate land rates in government records, and computerized land records in surrounding rural areas to reduce land disputes and promote sustainable land management practices in the region.
